Early in the process, the seller’s broker, Heather Domi of Compass, identified a potential Certificate of Occupancy issue that could have impacted title transfer. When multiple failed inspections stalled progress, Domi secured a new expeditor and remained hands-on—personally attending DOB inspections and coordinating closely with all parties to keep the deal moving.
Upon discovery of façade defects during inspection, the legal team and Compass negotiated a credit in lieu of repairs, avoiding further delays. Strong collaboration between brokerage, legal, and vendors was essential to resolving challenges and closing successfully.
