AIA and Access Agreements

Alterations, repairs, renovations and expansion are a daily occurrence in New York real estate. When such are requested in a cooperative or condominium, the board generally has the authority to approve or deny the application. As counsel to various boards, our duty is to review the application, agreements with vendors including architects and engineers (which generally utilize AIA form agreements) and assist with access agreements when a unit owner needs access to either common areas, public space or another unit owner’s property. As you can imagine, this can be rather difficult as one’s request is at the mercy of another granting access. This warrants the involvement of experienced counsel to assist.
